Staging Tips to Increase the Value of Your Home

You need to ensure the house looks at its best when you are planning to sell your house. It will help in increasing the potential value of your asset. But when you are on a limited budget, focus on the improvement of the areas that will make the higher difference in the selling price of the house.

Exterior and Entryway

When you have to create the first impression on the buyers, it is best to focus on the exterior and entryway of the house. The lawn, hedges, trees, and plants should be well decorated and maintained neatly pruning and eliminating any weeds. Power-wash the exterior of the house if you do not have time and money for painting the entire house. Wash the windows and decorate with the flower boxes. Ensure the sidewalk leading to the house is spotless. Clean outdoor spaces such as the deck, patio, and the pool. A well-maintained pool adds value to the property.

Interior Cleaning

When you are putting your properties for sale, you need to ensure the house is neatly cleaned and decluttered. Make sure that every place is shining – the baseboards, ceiling, floor, walls, kitchen countertops, and every corner of your house that you could think. Pack the things up like un-seasonal clothes, unused decorative, stationaries, and anything that you may not need right now and get them out of the house.

De-personalize

Your aim should be to create an interest in the buyer to buy the property. The best way to do this is setting up the house as empty as possible for the buyers to visualize the space as their own. Keeping the style and charm undisturbed, remove the personal touches such as the personalized photos you have added to your house on sale. Keep your clothes stored out of sight, clear the bathroom counters of your personal belongings, and remove the religious decors you may have used.

Patch and repair

One of the essential parts of home staging is to tackle the holes, impurities, tiny nicks, and scratches on the floor and walls. Do the paint touch-up if you notice that the previously painted wall has chipped. Remove the cracks in the walls ceiling. If there are any foundation problems, ensure to either fix it, or alert the potential buyers. But if it is just the foundation that is deemed sound an inspector but looking bad, repair the cracks which could otherwise be the red flag to the buyers.

Paint and wallpaper

People’s taste in paint colour is very personal and specific. The buyer may not have the same taste as you to like the wallpaper design you have used or the customized paint colours in your house. If your budget permits, try to remove the wallpaper and get the house painted with warm and neutral colours.

Staging is not about putting too much money to deck up the properties on sale. You have to emphasize the best features of the home keeping in mind what will help you sell the house to potential buyers. Your efforts should be to design your home that will add value and appeal to a wide range of buyers.
