Default Can anyone help me identify this tree?

Hi
I have a tree in our backyard I can't identify. It is about 12 metres/40feet and is deciduous. I have lived here for 15 years and last (2011) autumn it had fruit for the first time. These were black, spherical and about 5-7mm in diameter. The hard black shells split into 3 segments to reveal 2 hard white nuts about the size of peppercorns. It has alternate leaves and in late springs has "candles". It has a hard deeply scarred bark.
Any help greatly appreciated
Regards

Tilia cordata me thinks, but the leafs not quite right, not serrated enough lets see what others come up with.

It looks like a tallow tree, Triadica(used to be Sapium) sebifera.

Hi
Many thanks! This has been driving me nuts!
I googled triadica sebifera and it looks very much like my tree! Only one small thing-all the pictures on the internet show the flowers as pendulous whereas on my tree they are all erect.
I am sure that you have identified it
Regards
Richard

These are planted as street trees in my area, and I have noticed that the inflorescences, when young, are held upright, and as they mature they tend to droop. Saying that, I have also seen both erect and pendulous inflorescences on the same tree.
