Default Jacaranda bark not looking right

Hi everyone.
I live in Brisbane Australia. I recently managed to clear plants away from our jacaranda tree. I know little about them but this doesnt look right to me. The bark falls without any force. I am presuming that it is about 13 yrs old (when this house was built). As a rental property it was very unkept untill we purchased so I do not know too much about its history. Should we get an arborist in to check it?

the sluffing of the bark further up is normal but as Eric says the collar rot and the multi leaders is a very bad sign. sorry to say!

Thank you for replying so quickly. This tree is one of the reasons we baught this house so I would hate to loose it. What are my options do you think, can it be saved.

I think it could be too late for that. Collar rot. You can chop and see if it reshoots.
Its OK, Brisbane's got plenty Jack's.
There one of those trees on the verge of full scale weed status (Class 3 / Environmental)
