Lightbulb How to start tree from dry seed (3 types)

I am looking to get a tree kit, comes with see and soil. How to be successful to germinate seed?

Any info on any of those 3 types or which is easier than the other and how? Any successful step by step?

- Magnolia tree

- Lilac Tree

- Japanese Maple Tree

Any information is very appreciated!! Thanks
