I saw this tree planted in my suburb and though it looked like a brittle gum, and the 7-cluster buds and 3-valve exserted fruit bear this out.
The size of the fruit 5mm across suggests
mannifera subsp maculosa, but the obconical as opposed to hemispherical shape suggests
ssp gullickii.
