Sorry to break in here but a fair valuation from this yank's view is replacement cost--what does it take to haul in a new one and make it live.
Also the notion that trees depreciate is half true--they can appreciate too.
I'll try to link the ppt I use to present on this--doing it again feb 15 in virginia. popular topic; 3rd time this year. I use 10+ case studies to illustrate the reasons for and the methods used and the madness of the realworld results--all over the map they are.
